BREAKING: WASHINGTON ADOPTED AI AND DECLINED TO REGULATE IT ON THE SAME DAY
Soaring interest rates, 50% insurance spikes, and rent control caps are freezing out individual housing investors while politicians claim to solve affordability.
Yesterday morning the government made a chatbot its front door. Yesterday afternoon it agreed the chatbot industry should police itself. Same city, same people, six hours apart.
🗺️ Current Dispatch: Abilene, Texas
⛽ Local Diesel: $6.17/gal
☕ Diner Coffee Index: $2.20 — Same booth as yesterday, same pot, the waitress remembered. 7/10.
THE FRONT DOOR OPENED AND THE RULEBOOK CLOSED
There were nine people in line outside the Social Security office on Pine Street when it opened at nine this morning. A woman near the front had a folder of paper an inch thick.
Nine hundred miles away, yesterday, the government told her that folder is going away.
At the Mellon Auditorium the administration launched America.gov, a chatbot front door to roughly 29,000 federal websites. Trump signed an executive order directing agencies to integrate their public-facing services with it.
Then everyone moved to the East Room for lunch.

By the end of the day the President had also signed an order renaming the technology. It is officially "super intelligence" now. Jensen Huang was already saying "SI" on the panel afterward.
[LAST CHANSE TO INVEST]
One coffee company is still private at just $1.10/share. (AD)
Keurig Dr Pepper just made an $18 billion bet on coffee.
It acquired JDE Peet’s — owner of Peet’s, Jacobs, Douwe Egberts and other major brands — as part of a push to build a global coffee powerhouse.
That caught my attention.
Because there’s another coffee company investors can still get into before the public markets.
Green Coffee Company — currently $1.10/share.

GCC already has:
✓ $26M in 2025 revenue
✓ 3,000+ stores reached
✓ Its own farms and processing, plus control over roasting and distribution
✓ $120M+ raised from investors
They went from zero to more than 3,000+ stores in 15 months and counting.
The current $1.10 share price is available through September 30.
THE BREAKDOWN: WHAT LAUNCHED AND WHAT WAS SIGNED
1. America.gov answers. It does not yet act.
Today it points you to the right agency in plain language instead of making you guess which of 29,000 sites owns your problem. Gebbia says site updates reach the chatbot immediately.
The action layer is the real prize and it is not here. Rubio demoed a first-time passport flow with a Login.gov sign-in, photo upload and online payment, and said Americans could apply entirely online starting next year. Note that the reported timeline moves around depending on the outlet, from December to end of 2027 for the "vast majority."
2. Two vendors won the federal front door.
It runs on Google's Gemini and Grok, from SpaceXAI, the Musk company that absorbed xAI in February and took the name in July. Google put out a statement about helping more than 100 million people reach public resources.
CNBC reported one detail worth holding onto: Joe Gebbia, the chief design officer who built this, sits on the board of Tesla, which owns a piece of SpaceXAI and runs Grok in its cars. The National Design Studio he heads is staffed substantially by former DOGE people, and Trump named Edward Coristine as lead engineer.
3. The accord is a statement of principles with no statute behind it.
More than two dozen executives signed the White House Accord on Superintelligence. It covers internal and external review of AI systems. Speaker Johnson said it sets forth expectations. Trump called it "morally binding" and said the companies would be policing each other.
Trump pointed to the Justice Department and the FBI as the existing enforcement and said the government would not support guardrails. An AI czar is coming within days.
4. Parts of it were already written before anyone sat down.
The Information reported that Anthropic, OpenAI and Google had been working together ahead of the meeting on a framework for testing and auditing. Amodei raised safety concerns in the room, according to another CEO who was there. Senator Thune, separately, said Anthropic wants to help Congress build a legislative framework.
So the industry arrived with a draft, and the administration adopted the posture the industry could live with.
THE FRICTION: THE TWO DECISIONS POINT OPPOSITE WAYS
Hold the day's two announcements next to each other.

The government is making an AI system the interface to benefits, immigration and retirement at the same moment it decides the industry sets its own standards. A wrong answer about a Medicare enrollment window is not an embarrassing screenshot. It is somebody's coverage.
The case for the launch is strong and I will not pretend otherwise. The .gov maze is genuinely miserable, the woman on Pine Street has a folder because the system made her carry one, and Rubio's complaint about the passport process is a complaint most Americans share. Trump's China argument is also real: compute leadership is a national position, and slowing your own developers is a decision with costs.
The case against is simply that a Reuters/Ipsos poll this month put 73% of Americans saying these firms have not done enough to prevent serious harm. Lawmakers in both parties want a statute. They did not get one yesterday. They got a seating chart.
Your Kids Could Owe More in 2026 Than You Think (AD)
Your Kids Could Owe More in 2026 Than You Think!
The 2026 inheritance shift has already begun.
Right now, estate tax exemptions are unusually high, nearly $15 million per individual.
Sounds generous.
But here’s what most families don’t realize…
That number isn’t permanent.
And even if you’re under it your heirs could still lose control, privacy, or flexibility without the right structure in place.
When exemptions reset… the window closes.
And once assets are locked inside traditional financial systems, your family may inherit paperwork, delays, exposure and taxes you thought you avoided.
Here’s what smart families are doing instead:
✅ Moving a portion of wealth into privately held real assets
✅ Structuring transfers outside traditional brokerage pipelines
✅ Positioning before 2026 resets the rules
✅ Reducing visibility while increasing control
Because passing wealth isn’t just about the IRS.
It’s about leverage. Privacy. Timing.
A new FREE Inheritance & Wealth Transfer Guide just broke down what families are quietly doing right now to prepare for 2026.
It shows:
• How current exemption laws actually work
• What may change and how fast
• Why tangible assets are being reconsidered
• How to position before policy shifts

THE MACRO EXTRACTION
The investable fact here is procurement, not policy. The federal government just became a flagship AI customer and it picked two suppliers. Every enterprise buyer in America now has cover to say the government did it first, which is worth more to Google and SpaceXAI than the contract itself.
So find the contract. Ask what the vehicle is, what it is worth, whether anyone else competed, and how the models were evaluated. None of that was announced yesterday and all of it is the kind of thing that eventually surfaces in an inspector general report.
For the capex thesis running through this newsletter all month, yesterday was confirmation. Demand for compute now has a federal buyer with an executive order behind it, layered on top of the $870 billion the hyperscalers are already spending. That is the bull case, delivered from a podium.
The bear case is the same one it has been since the chip-collateral issue. Nobody has priced who pays when an autonomous system causes damage, and yesterday the government chose not to answer the question while simultaneously becoming a customer. Both of those facts will still be true when the first bad answer costs somebody real money.
And the line on Pine Street was still nine people deep this morning.
Keep your capital guarded, hold your ground, and stay sharp out there.
